Customer Relationship Manager
Client communication, relationship management and the Association’s experience of the project from award through closeout.
Director of Operations
Company-level accountability for staffing, resources and operational performance across all active projects.
Technical Services Manager
Constructability review, standards alignment and quality-assurance support on the stucco and coating systems.
Designated Estimator
Budgeting, change pricing and unit-cost input against Beryl items U2, U3 and U4. Prices any extra work before it starts.
Project Executive
Executive oversight, the contract and change orders, and the relationship with the Board and Beryl. Senior point of accountability; signs the pay applications.
Safety & Compliance Manager
Safety planning, OSHA compliance across scaffold and ladder-jack work, and the daily site clean-down at the end of each work day.
Project Manager
Overall project leadership — the 60-week sequence, budget, schedule and reporting. Primary day-to-day contact for the Owner and the Engineer.
Assistant Project Manager
Documentation, submittals and project administration: permits one per building, lien releases, AIA G702 and G703, and the closeout package.
General Superintendent
Field execution, superintendent coordination, safety and schedule alignment across the property.
Onsite Superintendent
Direct field oversight of the daily work, the weekly resident notices, and collection of the required inspection data and photographs. On site full time during working periods, per Beryl spec p.10.
Our commitment on this project
Dueall delivers projects through strong leadership, clear coordination, disciplined field execution and accountability at every level. Beryl spec p.10 requires an on-site full-time supervisor; that is a floor, not a plan. Valhalla carries a General Superintendent and an Onsite Superintendent so that the property is never left unsupervised while a building is being walked with the Engineer. Assignments are confirmed at award and reviewed with the Association before mobilization.

Restoration is not new construction performed later. It is the work of correcting
conditions that already exist, on occupied buildings, using assemblies that must be opened, diagnosed
and rebuilt correctly the first time. Dueall staffs and trains specifically for that discipline.

What this means for Valhalla. The people assigned here have been trained for
defect correction and prevention, the Florida Paints system is reviewed with the manufacturer before the
first coat, and the manufacturer’s representative is on the property through the job to validate the
work as it is installed. Escalation runs Onsite Superintendent → General Superintendent →
Project Manager → Project Executive → Director of Operations, and each step has authority to
act. Per Beryl spec p.8 there are no verbal agreements — extra work needs a written work order first.
